New Agent’s Guide: The Most Valuable Tricks to Close More Deals

You finally caught some fish in your bait, so what’s next?

It’s time for you to show the property to your prospective buyers. Suddenly, you’re realizing that hooking in some new clients wasn’t even the hardest part! Now, you really need to turn up the charm to make sure they see the amazing value these homes have to offer them.

Before you show them the first home, you need to walk into this situation prepared! Make sure you’ve done extensive research on every single property you’re going to show your clients so they instantly feel confident that they chose the right real estate agent to help them find their dream home. Check out these tips and tricks that will help you close your next deal!

Let’s dive right in.

Plan Your Escape Route to Every Location

The first sign of an unprofessional real estate agent is one who doesn’t know how to locate the properties they’re showing! Make sure you scope out the scene before you bring your clients along, so they know you took the time to ensure they had the best chance of seeing what could potentially be their new home.

Completing a quick run through will allow you to plan a different route if construction is blocking the most common entryway. This will also help you prepare the most effective way to show as many houses as possible on a single day!

Make a Day of It: Provide a Printed Buyer’s Packet

Showing properties to your clients can be quite fun if you fully prepare yourself for the adventure! The best situations arise when you’re able to spend a whole business day bouncing from house to house so your clients can get an in-person glimpse of the properties they’ve only seen through a computer screen thus far.

Printing a buyer’s packet for your clients will allow you to both understand the most pertinent property information as you’re walking through the house together. This way, when you’re done showing the homes for the day, the clients can go through the paper checklist on their own time to reminisce about which properties stood out to them the most!

Let the Properties Do the Talking: Keep It Short and Sweet

Your buyer is going to instantly feel a connection if they know this is the right home for them. At this point in the process, you don’t have to turn into a salesperson to make sure they buy the home. Just keep in mind, this is an extremely large investment that takes a lot of time and consideration so you don’t want to pressure them into any snap decisions.

As you’re touring the home, don’t stay in one spot for too long! Ensure they see just enough of every room to get a good idea of what they’ll be getting if they decide to make the purchase. Your speaking parts should be quite minimal. Be available to answer any questions they may have and leave them to it!

Experience the Feeling Of Closing Your First Deal

This may be nerve-wracking at first, but it won’t be long before you’re closing deals left and right! As you start showing homes more often, this process is going to become second nature to you. Eventually, you’ll have a sixth sense that lets you know if a buyer is interested, disinterested, or indifferent about any given property.

If a buyer doesn’t really like the first home you show them, don’t take it personally! Use this as your chance to gain information about what they didn’t like so you can narrow in on the search for their perfect home.

Use these tips to make that sale!
